Host Hotels & Resorts

HST was spun out from old Marriott in 1992 to separate the higher growth and higher valuations of the operating contracts from the slower growth and lower valued asset holdings. HST is able to take advantage of tax favored REIT status. As of 1Q18, the company had 95 primarily luxury and upper-upscale hotels (~53,500 rooms), of which 40% (by FY17 revenue) were under the Marriott flag. The other significant brands include Westin (12%), Sheraton (8%), Ritz-Carlton (7%), and Hyatt Regency (7%). The portfolio is predominately based in the US (98% of revenues). HST generated 64% of its 2Q18 revenue from its rooms, 30% from food & beverage, and the balance from other revenues such as parking, golf course fees, etc. FY17 RevPAR rose 1.3%, occupancy rose 60 bps, and ADR rose 0.5%. Transient customers comprised 60% of HST's business, with the balance made up of group (34%) and contract (6%). (01 Oct 2018)
